REMI evaluates all areas (background, rental history, income, sex offenders registry) during the rental application process and the application fee goes toward those screening costs. For that reason, the application fees are non-refundable.
Yes, and we treat students like anyone else. The student applicant must still qualify under the guidelines for the property being applied for. We will consider all forms of income, including student loans and grants. Some properties may require co-signers to qualify student residents for lack of income in addition to lack of credit and rental references. Just like regular co-signers, the co-signer for a student must qualify in place of the applicant.
Put your special circumstances in writing with your application. It is not necessary to explain your situation to our leasing agent or receptionist since they do not process applications.

We typically provide 12-month leases; we do on occasion consider short-term leases with management approval and additional monthly fee of $150.
The security deposit is equal to the monthly rent.
Last month’s rent is required at move in to be pre-paid so that if any roommates move out early, rents are already paid in advance since school is out.
All rents on move-in or move-out months are not prorated per our REMI lease – ½ month’s rent is due upon move-in.
All REMI parking lots are monitored and each vehicle should have a REMI sticker on the bumper. This is so unauthorized cars or guests are not parking in your designated area that may live farther out and walk to campus.
Yes, but not all of our properties allow pets. There are NO pets allowed on east or north campus, so please inquire prior to getting a pet. If you reside in a “pet approved” property there is a $20 monthly pet rent and $300 pet deposit due, of which $200 is refundable. Pet approval must be documented in writing with the REMI office. Pet policy is subject to change at any time without notice.
The third week of the month REMI will send a bill to resident indicating amount due. Copies of the original bill will be enclosed. REMI will have already paid the bill to the utility provider.

Please specify your name and rental address in the memo field of your check to ensure that payment is credited to the correct account. Any rents lost in the mail will be treated as unpaid until received by owner/agent.
Acceptable forms of rent payment are personal checks, money orders, credit/debit card, ACH Payment. We do NOT accept cash in the office.
Automatic check withdrawal from the resident’s checking or savings account on a monthly basis. (All student properties MUST have ACH or additional fees apply).
For faster service, please submit your maintenance request online. For maintenance requests that require immediate attention please call 573-443-HOME. Call 911 in case of an emergency.
If you leave a message on the emergency line that is not deemed an emergency, you will be fined a flat fee of forty-five dollars ($45) for the call. If you happen to have an emergency during regular business hours, please do not leave a message if the voicemail answers. Please hang up and keep trying the office until you talk to a member of our staff.

REMI has a policy of NOT allowing tenants to paint their residence. Any and all changes or modifications to the property must be pre-approved AFTER receiving your written request at info@goremi.com. Please refer to your rental agreement as well.
REMI now requires all lease holders to provide renter’s insurance at the time of the lease signing. If there is damage to your personal property by way of flooding, leaks, fire or any other damage, it is your responsibility. Renter’s insurance is a good way to ensure that your personal belongings are safe and can be replaced if needed.
If you are a student you can be added onto your parent’s policy as a rider indicating your REMI address. Usually you can attain insurance through your car insurance agency. If you are a college student, it is possible that your parent’s home insurance covers your personal belongings. The cost of renter’s insurance is generally around eleven ($11) to thirteen ($13) dollars per month. Renter’s insurance gives you peace of mind.

Yes, Real Estate Management is one of the few management companies that allow subleasing. Deadlines for sublease applications are November 30 and April 30 each school year. A $150 sublease fee MUST be paid prior to the new application to be processed. All applicants MUST go through our office for approval.
Any additional occupants must submit an application and application fee to be approved. REMI does this for your safety. We will conduct a full resident screening. Neither you nor us want you to inadvertently choose a roommate that may harm you or the property, or that can’t pay their rent. If the results of the screening are acceptable, we will give you the documentation that needs to be signed or we can schedule a time for all of you to come in and sign the authorizing paperwork. A fee to add or change roommates may apply.
Yes, all of our leases are joint severity, which means all parties on the lease are equally responsible. If a student, each student is required to have a guarantor and he or she is liable as well for rent to be paid in full each month.
Real Estate Management is unique; each property is different and most have been updated over the years. When the unit comes available our REMI agents show the actual unit that is coming up for lease since floor plans differ from unit to unit.
