REMI Management Rental Policies

Renting the perfect place is now easier with REMI. REMI owns and rents all its properties and offers expert, personalized service to all its tenants. As for our applications, all federal, state, and local laws are followed and each application is processed without regard to the race, color, religion, sex, handicap, familial status or national origin of applicant. Our staff of professionals are regularly trained and educated on the latest local, state and federal statutes pertaining to rental regulations.

REMI chooses rents based on current market. If our competition has a comparable rental for less, please let our leasing agent know. We will do everything we can to match or beat it. We are confident that we have the property you've been looking for. The hunt for your new rental is over!

GENERAL: Applications must meet the requirements of REMI's guidelines. Prospective tenants shall apply to lease real estate owned and managed by REMI by completing and submitting a rental application with a $20.00 non-refundable application fee due at the time application is submitted.

REMI will verify the applicants credit history, employment history, previous rental history and local, state and national background search to determine the qualifications of the applicant.

REMI shall comply with all Federal Fair Housing Laws.

Should the applicant meet the qualifications acceptable to REMI policies, applicants shall pay a security deposit immediately upon approval of the application to hold the real estate.

If applicant fails to execute the lease as agreed upon by REMI and the applicant, the security deposit shall be forfeited subject to Missouri Statutes regarding security deposits.

Security deposit shall be returned to the applicant if REMI fails to deliver possession of the real estate.

A money order, cashiers check, secure online payment, or certified bank check are the only forms of payment accepted for security deposits, application fees and first month’s rent payment.

CONDITIONS:
We believe we have a higher than normal standard in the preparation of our rental units, but our standards may or may not be equivalent to your standards. If you see something that you don't like, or something that you would like added, please make your request during the application process, and we will gladly give it consideration. If we grant your request, the modification will be made prior to you taking occupancy or otherwise noted on the rental agreement.

DRUG-FREE HOUSING AGREEMENT:
We strive to make sure all our residents are in a pleasant living situation and that they are safe. Part of the rental agreement shall include the applicant(s) agreeing to and signing a Lease Addendum for Drug-Free Housing. Violation of this addendum shall be a material violation of the lease and good cause for termination of tenancy.

PROCESSING:
Each application must be completed and signed/submitted with the fee paid before it will be processed. Additional applications will continue to be accepted until the approved applicant has signed the lease and paid the security deposit. A copy of any state or federal issued ID is required and will become part of the completed application.

SECURITY DEPOSIT:
A security deposit equal to one full month’s rent is required to hold the property and said security deposit shall be forfeited if lessee does not proceed to lease the property as agreed to herein unless otherwise agreed upon by the lessor or lessee.

SHOWINGS:
Please email us at info@goremi.com or phone us at 573.443.HOME. We will gladly work around your schedule. We require a photo ID and a guest card to be completed before showing ANY of our properties. Sorry, for the safety of our staff, no showings will be made after dark.

PENDING APPROVAL:
For applicant(s) to be APPROVED, all applicant(s) on the lease must meet the following guidelines; due to the fact that all REMI leases are joint severalty (no individual leases):

  1. Each applicant must complete an application and pay a $20 Application Fee.
  2. Each applicant must provide at least two (2) years of rental history.
  3. Combined income must equal 2 times the amount of the monthly rent or 3 times the monthly rent and utilities combined.
  4. Each renter MUST carry Renter’s Insurance for property liability and their personal belongings, effective November 1, 2008.

PARKING STICKERS:
Some REMI properties have designated parking spaces assigned to them. Residents are expected to comply with REMI parking policies and place their sticker, so that it’s visible, on the rear bumper, driver side of their vehicle.

OTHER RENTAL POLICIES:

There is only ONE person permitted maximum in each bedroom.

All parties are responsible to sign the lease within seven (7) days of notification of approval. Once approved, the LMR (last month’s rent) is due at the time the lease is executed.

All applicants are responsible for paying the application fee, and security deposit at the time the application is submitted for approval.

In order to hold an apartment/house, you need to submit a NON-REFUNDABLE security deposit equivalent to one month’s rent with your completed application. In some instances you may be required to fill out an application BEFORE viewing a property. Upon approval and lease signing you may be required to pay an LMR (last month’s rent) for student properties and in some other cases, at REMI management’s discretion. If applicant signs a lease prior to REMI completing the applicant process and REMI finds disqualifying information REMI reserves the right to VOID the lease.

Note: a co-signer is required for the following situations:

  1. If the applicant cannot fulfill the income requirement.
  2. If the applicant is a full-time student or will plan to be a student during the term of the lease.
  3. If the applicant is under 21 years of age.

*If the applicant is a foreign exchange student you may provide an I-20 form rather than a co-signer form.

Small pets are accepted only in a few places. The pet deposit is $300 and $100 of it is non-refundable. There is a $20 monthly "pet rent". Absolutely no pets allowed on REMI campus properties! Pet policy is subject to change at any time without notice.

Starting on September 1, 2008, we will strictly be enforcing our one (1) check policy and late fee policy. In rare situations, we do offer a five (5) day grace period as a courtesy. Any rent not received by the 5th of each month will incur a penalty of ten ($10) dollars per day, retroactive back to the first. For example, if your rent is received on the seventh (7th) day of the month, the late fee would be seventy ($70) dollars.

One-check policy: If you have more than two (2) persons who pay rent and live at your residence, we will ONLY accept rent and utility payments on (1) check, per your lease. If we have to provide extra bookkeeping management on your account, you will be charged forty-five dollars ($45) an hour. For example, if you do not know which roommate owes money and we have to reconcile your account, you will be billed for the service on the hourly rate stated above.

We absolutely cannot hold any unit without a holding deposit and signed lease first.

LEASE SIGNING:
Once you are approved, you will be notified by phone and we will schedule a lease-signing appointment. All adults must sign the rental agreement and any accompanying documentation.
